General Stadium Disrepair

As there is currently no West stand , nor any real intent currently to instal /build it .. it is totally speculative as things are

In the original plans it was a carbon copy of the east stand hence why the foundations will be the same, it doesn't mean we couldn't adapt the stand to something different on the same foundations, it's like a house extension quite often a single extension foundations are capable of a 2 story extension.

We obviously would all prefer to move to a new stadium that is a better design but until anything official has come out from the board buying the current the stadium is still on the table.

If memory serves, the original plans had a supporters club type facility incorporated into the East Stand

discussions have gone before re the 'missing' West Stand possibly being safe standing - with a low roof ... which would make more sense , should it be so , for it to be the home end

A West.Stand is so vital. Even Ernest Shackleton would have had trouble surviving in that cold and wind last week.

Yes it did. On paper the stadium was decent and its a crime it wasn't ever built to the plans.

The only good thing about the kassam stadium is the fact it has a football pitch with our team on it.

When a formal Planning Application is registered (even an Outline Application) it is immediately in the public domain. No such registration is recorded with any of our local district councils. So, if things are .."going on behind the scenes" they haven't got very far!

I believe a screening opinion would have to be undertaken on any land we were looking to develop before a planning application was put forward.

From people who do post on here who know what they are talking about... yes. Clearly if you read through the threads.

I have read through every thread on the stadium issue. Just because someone says they are in the know and can't say alot as it's top secret does not mean it's happening.

Until a planning application is registered with the district council it's all hearsay. Luton and Posh are further ahead with their new stadiums but if you Google, their stadiums have been in the local media for the last few years. Ours just seems to be one post that has been circulated a few times that we wish to build a new stadium.

There is 5 years to go, its still doable but as every year ticks by its becoming less likely.

We must be getting on reasonably lately with the stadium company otherwise they would not have agreed to the late change to Sunday.

Probably get afee for vaccinations taking place there as well .

Depends what is in the licence. There may be provisions that if a match can be postponed for 24 hours, then the stadium company needs to make reasonable or best endeavours to stage it.

I'm assuming that we are responsible for all of the staffing etc. required for matchdays so apart from a couple of stadium staff turning up 24 hours later to open and lock the doors, there could be only a small ask of them?

That is correct. The space not in use in the East stand really has to be seen to be believed and is spaced across two floors. No reason why if we owned the stadium, this couldn’t be sorted out as like most of the stadium - the shell is in place, just needs the internal side of things sorted.

Lucky enough to sneak in there one day, it's an incredible sight. The door to this is in the east stand concourse opposite the kiosk. It's like walking into a a zombie apocalypse movie, all the work tools etc have been dumped and deserted.

It's a gravel/sand downstairs with a cement mixer and old food appliances dumped in there (weirdly a couple of footballs and badminton rackets?!), but the space is enormous, it's the same size as the quadrangle across 2 floors. The staircase is installed and if you go to the top you need to use a ladder to reach the "supporters club" box on top of the stand which also leads to the roof.

Incredible potential but would cost millions to finish off into anything worthwhile, most of it is leaky and I doubt it's even safe now.

Indeed and, as soon as that happens, loose lips sink ships.
There is nobody in the outlying Oxon countryside that wants their village expanded or a stadium complex dropped on it.

Building - builders like/love and buy greenfield sites. They "sell" the image of being on the edge of the countryside.
The development on GR College side puts 3,000 plus houses and 10,000 potential customers on the doorstep of the stadium and leisure complex.

The stadium straight away is a brownfield site, you might (might!) get someone who builds on such sites interested, the likes of Keepmoat et al, but not at any price if they are going to build at the cheaper market end.

FK might be doing the maths and looking to cash in his chips.........

He gave up the fish & chips business years ago.

Exactly. If it weren't for them houses being built across the road on that lovely greenbelt with country views then the Kassam plot might of been worth more for Housing than it currently is worth as a stadium.

It all depends on whether the board can find land on which we can build on for cheaper than the asking price of the Kassam. Don't forget legal fees will be millions and will take a while.

The kassam plot when you look at it could be turned in to alot more, rebuild the whole stadium and incorporate the leisure facilities in to it. A bit like the mk dons stadium with the hotel and restaurants under the concourses.

I think the point is that you need to be able to get an ambulance between the pitch and stand for new stadia? Correct me if I am wrong
Possibly. In which case the 'architect' must have assumed that four ambulances would arrive simultaneously. Afraid I cannot think of a worse ground in the football league.
