I'd be prepared to go further and say that any decision on planning will have a proviso attached that makes it impossible to separate club and ground. There is a proviso attached to the Kass Stad but only to say that the stadium cannot be demolished until OUFC have somewhere else to play. (Frankly I wouldn't expect that would hold water knowing how well Kassam operates)

Take Luton for instance, 2019 they put planning in for their new stadium complex, 2020 planning was granted for a 17500 capacity with room to expand to 23000, end of 2021 build due to start on whole complex, 2024 first game to take place.

We should be looking at a similar timescale for the first game in 2026 when the lease runs out. Are we ready to submit a planning application though?

Yes.
 
Having had a look at newer stadiums of a similar size to what we might be looking at (MK Dons, Doncaster, Rotherham), quite suprised to see they only took about a year to build, ~2 years in the case of the larger MK stadium.

I'd had in mind closer to 5 years - obviously doesn't include planning + any other factors (surrounding infrastructure etc.), but makes me hopeful of a solution prior to/coinciding with the lease ending.

And we will owe a huge debt to Niall McWilliams for ensuring this happens.
 
Agree with pretty much everything you're saying apart from this part. If the aim is to make money buy building at stadium and a retail/leisure complex then surely the best return on investment would be to ensure that the club becomes as self-sufficient as possible whilst aiming to sell when the club's in a better position when they took over. Thohir didn't stick around for long at DC United or Inter Milan, so I'm not sure he'd want to be here for too much longer after everything's built and he's made some day-to-day income from the facilities.

If Thohir wants to get his money back when selling the club, the stadium at least would be included in the deal. I'm not sure many proper investors looking to propel us up the divisions would look at a club with a recently built stadium and go on to purchase them knowing the stadium would be owned and controlled by some else.
I would think thohir would have to stick around for a while, otherwise what would be the point? To make money out of this the land purchased, would have to be bigger enough for houses as well as a stadium and complex. If it’s just a complex are they not just covering their costs, maybe making a few million! But when your billionaires, seems like a lot of hassle for maybe a small profit. Could it be a toy that they want to take up the league’s, and sell when the time is right or when they become bored. I hope that’s the plan!

Difference with DC United and Milan is one hardly anyone out of America knew about and still aren't that big worldwide, second was Milan were already a big club so couldn't really make them much bigger.

Us on the other hand have lots of potential, the land deal they will get their money back from the houses, flats they build round the stadium. Then if they fund us to the Premier they know how well known oxford is in Asia and across the world. Shirt sales will go through the roof.

I would say this time round thats more their aim.

I believe more than a few people at OUFC will be due some gratitude. Also, it should be noted that the political winds have changed direction with the greater efforts made to place OUFC within the community. Having a football club on your 'patch' wasn't always deemed desirable.

Oxvox do seem to be a bit quiet of late. Im assuming thats a good sign. A bit of a ‘blackout’ until the final dotting of i’s and crossing of t’s before the announcements? 🙏

The beauty is too that they’re lose all that Saturday revenue from 7000 extra footfall and there’d be a way better competing venue that would steal custom.
Celebrating the potential losses to independent businesses and all that hardship and heartbreak that goes hand in hand with it seems a little "dark"...

Was it also KR that spoke of further development of the training ground? It looks like 4g pitch will be going in this summer alongside better prepared training pitches. It could all be overlooked amongst stadium talk, but the commitment to invest in our infrastructure bodes well for those worrying about the motivations of the board.

You still have individuals who pay to have the franchise and will have already lost huge revenue over the last 12 months. Wishing financial harm to Kassam is one thing, wishing it on those who are trying to scrape together an income in difficult times is something else.

This commitment is to the community. The training ground is run as part of the Oxford Sports Park. OUFC took on the running of the facility as part of a deal to allow them to hold their training on the site. Any investment will benefit the community at large through communal use.

I think the Luton one may now be on hold. Since Covid the council now have a requirement to add an extra 400 plus houses onto the proposed site so might not be so quick after all.

Very true but if housing goes in, they would get a steady new income stream rather than the 23(ish) times a year from the stadium. Mind you, there would be a couple of years between stadium demolition and people moving in so whatever happens, there will be a hiatus in revenue from this source.
