Or perhaps he is moving towards selling the whole site? Now let's see who do we know that's looking for a site with a mix of leisure & sports use?

And he has a price............ despite all the bluster that he hasn`t. He has. He doesn`t care who he sells it to.
 
Just talking to someone who worked at a business in the complex near the ground that's now shut. She reckoned Kassam is trying to run down the businesses in order to sell the whole area for housing. Rings true to me, none of them are very exciting and it's a reasonable place for housing.
How many times does this have to be explained to folk? Kassam does NOT run any business on the site other than the stadium through his subsidiary Stadco. All the other property is licenced to the business that occupy the site. He cannot 'run down' any of the business' he has no input on their day to day function.
The hotels, the restaurants, take away, cinema etc are self run concerns. In the same manner as OUFC they have agreed a period of licence to occupy the properties.

He doesn’t run them personally but my friend felt he was charging unsustainable rents and was quite happy for premises to become empty. Others here know more of course.

A visit to the Holiday Inn Express allows one to observe the plaque which announces that it is the Kassam Holiday Inn Express.

This still doesn’t mean he doesn’t put the rent up once you’re in/established meaning it’s more difficult to not sign again e.g. us (football club) and The Priory?

Exactly. Not only does the "rent" rise in accordance with contract and inflation but the 'service charge' will increase as well. How much those rises are is dependant on the deal signed up to by the various business. With OUFC it was a stupid figure and one that no sane businessman would have agreed to.
I don't believe that the Priory had such a deal as the property was not held by Kassam in the same manner as the rest of the site.
 
The ground can't be redeveloped for housing because it is a community asset. As such it must be offered to the supporters to buy it first as a football stadium. It would also need to get Planning Permission first, which is unlikely to be granted.

The covenant on the stadium makes clear that before a change of use can be considered, it has to established that OUFC have an alternative facility in which to stage games.
Once OUFC have somewhere else to play, what happens to the stadium is open to whatever a developer thinks fit. (with planning, of course)

There really isn't much incentive for Mr Kassam to do anything other than keep taking the rent in the short term. OUFC are not in a very strong negotiating position. If they either threatened to move to a new stadium elsewhere it would prove that it had no value as a football stadium anymore and he would be able to try to get a change of use to something more valuable.

But the ozone land has been developed to its near on full potential, the only land that could be developed further is the stadium site. Kassam can sell to us for £13 million but he won't get nowhere near that amount of anyone else even if he demolished it himself. Houses being built across the road soon has made that site less attractive to a developer. I'm not sure what the boards stance on this is but if a deal is to be done it might be worth doing considering if we do get to the championship we need a stadium with full control to maximise the income on match days and sponsorship. Even if it is a temporary buy while they build out swanky new stadium to move in when we reach the Premier league in 2028 😜
 
Probably still much easier than finding land, getting permission, dealing with objections etc etc.
I suppose (if they buy the stadium) from our point of view, the devil will be in the detail - how much of the surrounding land/businesses will they buy, how much and what will they do to the stadium? Where is the return for them? What security of tenure would the club have in the stadium - and how much will it cost? Do we benefit form the advertising, food, conference facilities?

I doubt we’ll hear anything until the club ownership situation has been resolved one way or another. And then after that who knows?
I didn’t think we’d leave the manor until it actually happened.

Didn`t that process take about 20 years or more?

Looks like we are into a new lease or buying it then.....................
