(rhetorical question) Why hasnt this information been widely reported and reported by the local media outlets?
It was only uploaded about an hour or so ago, so I expect the Oxford Mail are currently working out how to bury this on the sports pages, and awaiting Ian Middleton's call back for the quotes.

how did it take pretty much 3 months to be uploaded? - are CDC purposely dillying , dallying and delaying?
The document is 158 pages long there's more to it than just the letter I'm just cherry picking some bits out I am currently supposed to be working but the boss is interested to hi Mr Mathew's 👋🤣🤣

Can some one provide a precis of this document please, for us with small brains?

I asked ChatGPT to translate the Ridge Alternative Sites Assessment report (March 2025) in no more than 500 words. Hope this helps.

Summary of the ASA Addendum Document

The Alternative Site Assessment (ASA) Addendum, prepared by Ridge and Partners LLP on behalf of Oxford United Football Club (OUFC), supplements the initial ASA report to address concerns raised by Cherwell District Council and other stakeholders. The document evaluates multiple alternative sites for OUFC’s proposed stadium development, assessing factors such as land availability, planning constraints, environmental impact, and transport accessibility.

Key Findings and Analysis
  1. Site Constraints and Suitability
    • The study examined multiple sites, including Sites 2, 3, 5, 8, 12, 27, 28, 29, and 30, providing additional details as per requests from the Cherwell District Council and Aspect (a planning consultant).
    • Site 24 was excluded due to its negative impact on heritage assets.
    • The methodology of the assessment followed the same framework as the Main ASA, ensuring consistency in evaluating all locations.
  2. Kassam Stadium – Not a Feasible Alternative
    • The document reiterates why Kassam Stadium is not a suitable long-term option. The lease is set to expire on June 30, 2026, with no legal agreement beyond this date.
    • Even a short-term lease extension would not provide the certainty or control necessary for the club's sustainable future.
  3. Site 4 – The Preferred Option
    • The only site deemed suitable, available, and feasible for OUFC’s development is Site 4 – Land East of Stratfield Brake, Kidlington.
    • This site is owned by Oxfordshire County Council, and discussions regarding potential acquisition are ongoing.
    • Site 4 falls within the Green Belt, meaning Very Special Circumstances must be demonstrated for planning approval.
  4. Flood Risk and Heritage Constraints
    • Many alternative sites, such as Site 42 (Medley Manor Farm, Botley) and Site 41, were rejected due to being within Flood Zone 3, which presents significant flood risk constraints.
    • The proximity to Port Meadow Special Area of Conservation (SAC) and Grade II Listed Buildings further reduces their viability for development.
  5. Comparison of Sites
    • Many alternative sites faced issues including land availability, Green Belt restrictions, flood risk, heritage concerns, and transport connectivity.
    • In comparison to Site 4, all other sites had major constraints that were either insurmountable or highly restrictive.
  6. Environmental and Visual Impact Considerations
    • Some sites had significant potential visual and environmental impacts, particularly those close to conservation areas, Green Belt land, or historical landmarks.
    • Where mitigation was feasible, the report provided recommendations, but in many cases, the impact was deemed too severe to overcome.

Conclusion
  • Site 4 remains the only viable option for the development of the new OUFC stadium.
  • While it is in the Green Belt, it is considered feasible with the right planning approach.
  • Flood risk, heritage constraints, land availability, and sustainability considerations eliminated other sites from contention.
  • Kassam Stadium is not a realistic long-term option, reinforcing the need for a new stadium.
The report ultimately supports the selection of Site 4 as the most suitable location, emphasizing that the club requires certainty for its future, and this site presents the best opportunity for achieving that goal

In this docement it contains a lot of information like js sports bar lease ends 2026
Bowling ends 2028
All coming together isn't it fosb
Was going to post the same, last lease ends in 2029 (Frankie & Benny's I believe). Presumably, the Kassam cannot be developed until all properties are vacant, so a short term lease shouldn't be too hard to negotiate if needed.

As an aside, isn't it nice to see all the leaseholders contributing an annual sum to "The poor of Sandford" & "Brightwell"....

We know all about Ka££am and we know he's not stupid. He'll know that helping us out will undoubtedly make it smoother for him to get what he wants. It won't be cheap for us though.
