£13m was on the cards when there was little chance of housing on the site. Now, Kassam would expect something similar to the value he would get if sold to property developers which would probably exceed that figure.

Aye, that's the way I see it.
 
Enclosed, warm, welcoming concourse, better facilities before and after games, toilets and changing facilities that were clean and hygienic, and having an enclosed stadium to reduce the wind and rain. All of these things would make games more attractive.

one of the games with the most chilling wind this year was mk dons away. which im sure we can all agree is a great stadium as a standalone.
 
Any discussion on the payback period if the club buy GR needs to factor in that the asset retains significant value even after the initial cost has been recouped from the rent savings and ancillary earnings from the conference centre etc. Potential income per seat never declines, unless the place started to fall down through neglect. The owners therefore have two means of making a financial return: the cashflow savings/earnings over the next 15 years or so plus the sale value/future earnings thereafter. It's not the same as paying for a car over 15 years which is worth next to nothing at the end.

This doesn't include potential net return from a fourth stand.

The more I think about this, the more I believe in the merits of staying where we are.

I also think a smaller/cheaper than discussed fourth stand to accommodate, say, 1500 seats would still vastly improve the atmosphere and be enough for away fans for most games giving us full access the the North Stand.
You may see the merits of staying where we are.
But have you factored in Kassam who doesnt want to sell?
 
It's an appalling stadium in my view. My least favourite of all Stadiums in England
if possible MK stadium is even more soul-less than the breeze block..... if there isnt already, there should be a sign over the turnstiles stating 'abandon hope all ye who enter'
 
I know we go round and round in circles on this topic (me included!) - but I can't see how buying, refurbing and possibly extending Grenoble Road makes any financial sense at all for the person putting up the money. And judging by the fact that nobody has done it yet, neither can anyone else!

The only thing that looked a possibility and was mentioned was Kasssm not making any money on the ground and letting oufc have it and have to run/ maintain it.
Bearing in mind it was Kassam we were talking about, even that was far fetched.
Unless we get a good deal from Kassam it doesnt work in my view. And the chances of getting a good deal from Kassam?
 
Land with planning permission goes for roughly £1m per acre in the UK - in Oxford it's more. For a site as big as the Kassam (22 acres at least?) Firoz would be looking at over £30m for the land alone with it being such a large & viable site, right next to the Science Park. Whilst you could argue that the site doesn't have planning permission currently, he'll get that assurance ahead of playing ball.
 
Had to smile when listening to Josh Widdecombe speak about Plymouth in the latest When Saturday Comes podcast. Some of his comments on the potential for the club included:

* Taking 35,000 to Wembley showing the fan base
* That they are the only decent sized club for a wide geographical distance and therefore have a huge potential following in the higher leagues
* Look at clubs like Swansea and Brighton - that could be us!

All felt rather familiar. I’ve heard Northampton fans say the same too. Actions speak louder than words and all that.

a football pitch is 1.32 acres so the stadium alone is approx 7 acres ....add some of the parking and youre still waaaaaay out

Soul-less yes. but mainly down to the fact it is about 25% full every week. and i imagine everyone's dim view of MK and their general history doesn't help when thinking of the stadium
 
So if I’ve got this right.
To attract 5000 new fans we need a new stadium costing say £50m and to be in the championship which will cost a minimum £10m probably nearer £20m a year to stay there long term.
Well these extra 5000 fans are not going to generate enough income to raise all those 10’s of millions, that is not a model of making this club sustainable for mid-long term.
We also have the issue of where all this money is going to be coming from, we had to sell players recently to stay afloat according to the club.
People need to curb their expectations.

Of course I'm not agreeing with you, because no statement was ever made!! Zaki spoke about balancing the books, offsetting some of the operating costs etc. That has absolutely nothing to do with "keeping the club afloat" as you said.

So yes, yet again, you are mistaken!

already aware my memory isnt good today .. wasnt the vice chairman on the first Rad Ox.5 min Fans forum after the board decided on ' cashing in' on Fosu & Baptiste more or less as the transfer window was closing? he mayve said something about sustainability of the club, balancing books or similar.... and also mayve said something about not standing in the way of players ambitions?? ...... I dont know if theres a BBCiplayer link to that still available?

Personally Im cynical and suspicious about any heavily spun soundbites the board come out with... but thats me, & the way I am
