But the suitability or not of the current stadium isn't the issue. It is the financial sustainability of the club whilst using it.Our existing ground is sound, able to be added to (fourth stand & corners joined), & has good existing catering & conference facilities - it will be madness to embark on a long & costly Planning process to relocate.

You are right - make changes and it would easily be suitable for Championship football. Even just the fourth stand would probably bring the ground up to size for most games.
But who is going to build a fourth stand? Kassam? The return for him would be an even higher rent for the club. Some other investor? What return would they get for adding to someone else's property? None under the current arrangement. So then you have to consider whether it would be worth an investor (or group of them) buying the stadium and then improving it. But again - where is the return for them in doing that? You can't pay back £20m + interest by hiring out a few meeting rooms or getting advertisers to buy pitch side boards or punters to buy an extra pie!
So if there is no return, there is no investment. And that (rather than the suitability or not of the stadium) is why they are looking elsewhere. Some of the people on the board are well used to planning processes - that wouldn't phase them.

I know all that I did do the research, the stadium build costs £70m+, Griffen park was brought by a fan to own 98% of it, he then sold the 7.6 acre plot to builders to build much needed houses on for an undisclosed amount, to help start the project. So who owns the stadium? Is it club or someone else?
Is it all paid for, or are there loans /debt?
What are the facilities inside the stadium, eg bars / conference / room hire facilities etc?
Does the club keep all the revenue from inside the stadium?
