I've always thought Tiger and co are a shambles, but after seeing what he's done at Sunderland, this would be 10 x worse.

What has he done at Sunderland? Debts written off, almost breaking even, improvements made to stadium, improved engagement with fans, new consortium of rich investors almost on board...

Does anyone think there’s a chance that it could still be Grenoble Road including the surrounding leisure and commercial units? I’m not sure how much the entire site is worth but none of us are getting any younger, maybe FK will be happy with a nice little retirement nest egg? Then a phased redevelop the stadium, one stand at a time, starting with the North stand as the new home stand, including a supporters club and shop. I know people say there’s no money to be made with this scenario, but it will allow the club to push on with its ambitions to climb the leagues. The owners could then see a nice return that way? Plus there’s room to re-jig the leisure units to get more businesses in - there seems to me to be a lot of wasted space the current set-up by the cinema. A proper retail park would create income.

Moving (again) could completely ruin the club, it was enough of a hit moving to GR although it looked nice (in the early years!).
The issue is that there haven`t been enough "defining moments" there yet to make it feel ours , and then factor in FK & his "journey".
Buy him out and refurb what we`ve got, it has the space, location and potential.

That would be my preference. If only they could move the stands closer to the pitch

Could "sink" the pitch by a few feet and add a few more rows of seats/safe standing............ maybe add a slope like the Manor... ? (y)
When the foundations were laid for the stadium I seem to remember being told, on a conducted tour, that the reason the stands were so far from the pitch was that future development could lower the pitch and put 6 more rows of seats in front of the stands.
The general idea was that the initial 4 sided ground would hold around 15,300, filling in the corners would take it to around 19,000 and six more rows at the front would make it around 23,500 (with the crowd closer to the pitch). Added to that would be the Executive lounge at the top and back of the East Stand and a supporters club area under that at the back of the East Stand. There would also be development (e.g. fitness centre) under the West Stand (yet to be built).
This was all before FK.

I think they put the roadway round the pitch to comply with some directive that no one else has bothered with, not sure of the details

I`ll second your memories.
Done the tour , it was a very long time ago though, and also heard the same that the pitch could be lowered to facilitate expansion.
Probably the same tour that embeds the memory that the West Stand footings are already in place under the car park.
Why we would want to move is beyond me to be honest.

Whilst it is true that the West stand foundations do lie buried under the car park and, happily take your word about lowering the pitch, the true cost of utilising the Grenoble Road stadium is far too high for any sensible investment. There would be no return on that investment. Marginal income for the club (if any at all)
Any major investment by the existing board would, in my opinion, be directed towards a complete new build as a part of a development encompassing housing, shops and entertainment with a stadium capable of meeting both community needs and able to function in a commercially profitable manner. Grenoble Road will never fulfil those requirements.
If SODC have altered their opinion on allowing development of the land south of Grenoble Road then the intrinsic value of the stadium will go down. It may be that FK might consider selling for a quick profit without all the faff of planning and the long drawn out process of selling for development. Link that with his not winning any popularity contests at OCC town hall and he might see it as an easy way out. We get a stadium we can use while building a brand new ground and without the constraint of another 25 year licence at the same or worse silly rates.

That's how I remember it. I think I recall it was claimed that safety regulations meant that any new stadium needed a 9-metre gap between the playing surface and the stands. But I'm old and my memory is unreliable.

It's certainly the case that many other stadiums built recently don't seem to have that gap, and I've searched online for such a regulation and have never been able to find it, so I could be talking B*****s.

Section C1 : The pitch area UEFA standard pitch dimensions are 105m x 68m. There should also be a verge (grass or artificial turf) with a minimum width of 1.5m around the full perimeter. These dimensions are now accepted worldwide and should be regarded as mandatory. Both UEFA and FIFA also require an outer perimeter area to be left between the edge of the pitch and the first row of seats. Further information on regulation distances is available elsewhere, but the general principle is that the crowd should be as close as possible to the touch line, yet far enough away to ensure the safety and free movement of players and match officials. In practical terms, this means that there should be a gap of approximately 7.5m behind the goal line and 6m behind the sidelines. Hence the total minimum area required for the pitch and surrounding area, up to the first row of seats, is 120m x 80m. For major events or high profile matches, where a greater media presence can be expected, this should be extended to 125m x 85m.
