Potential New Ground

If buying the Grenoble road site is cheaper than buying a green field site, why worry about what’s already built on it? Once the site’s cleared, what’s the difference anyway?
Plus when it comes to planning, there’s already precedent in place for a football stadium which will make planning a lot easier.

The downside is having to play a season elsewhere, probably outside the County.
Wouldn’t necessarily have to move whilst it’s being built
Start building a West Stand, joining it up to existing stands this becomes the new home end when completed start on the East stand joining up to existing stands
Then move to North stand and finally South
That way we maintain at least a 10000 capacity and should take 4 years

That would be a sensible way of rebfurbishing and extending the stadium.

However, I still can't quite work out how those paying for this are going to go about getting their money back (especially if we are hoping the football club will pay *less* to play there than now), never mind making a profit! If anyone can explain that to me, I'd be grateful...

What I can’t work out is that unless you can buy a site as big as the original land at Minchery which enables you to put hotels restaurants cinemas etc how can you ever recoup your money
Not sure that amount of land is available anywhere unless as I have said on here before ,some deal could be done with the land at BMW next to the training ground
The other option is that as we know money talks and maybe the new owners could buy out our landlord on the whole site
But I take the point that will take decades to recoup
Other option is that if you were to rebuild the current stadium you could build shops restaurants etc into the complex a bit like Derby

A very brief search through the various 'Local plans' and a bit of Google Maps/Earth reveals quite a bot of land. The Green Belt studies have identified various sites that could be designated for development and options have been discussed.
All this has been discussed on here many times and yet again and again some on here seem oblivious to the information.
The naive musings on building costs by some are also repeated on here. Again, the information is on here within the threads dealing with a new stadium. Mention of the OxVox research in cooperation with Stewart Donald that clearly showed how uneconomical it would be to redevelop the Kass stad or even just renovate and extend. Others think it would work if the stadium were to be demolished along with the rest of the Ozone and then redeveloped. An eye watering costly affair.
The existing stadium is 20 years old, the supporting structure is even older. The surrounding business' are licenced to the operators in much the same fashion as the stadium is to OUFC. It's not a question of saying to them, thanks but would you mind awfully buggering off as we want to demolish your hotel.

So Niall was asked on the five minutes fan forum tonight if Tiger's claim that we will find out by the end of the year some news on the stadium was truthful. His reply was he dodged the question saying his stance has always been not to put a time frame on it, he did say they haven't identified a specific site and didn't rule out another lease on the stadium.

Basically Niall said that this had bitten him on the a**e before and was saying nothing either way. I wouldn't read anything into this, or much else until the ownership issue is resolved.

Yes, listening to it I could tell Niall didn't want to either give hope, let slip or say too much incase it backfires. Niall might aswell of just come out and said No comment, wait until the ownership of the club is sorted first.

Is the takeover still going ahead though? Its been overly quiet.

Just talking to someone who worked at a business in the complex near the ground that's now shut. She reckoned Kassam is trying to run down the businesses in order to sell the whole area for housing. Rings true to me, none of them are very exciting and it's a reasonable place for housing.

..... nothing would surprise me with the slum landlord in involved... besides, he started running down the breeze block before it had finished (haha! ) being built

He’d run down his granny if it meant he’d make another $dollar.

And I think he specialises in running things down, you’ve only got to hear the stories of ‘homeless’ people complaining about the state of the accommodation he ran, says it all really.

Oh how I cannot wait for us to be out of his shackles one day, but also hoping it’s not a case of out of the frying pan into the fire!
